Since 1982, Impact International, Ltd., has managed properties for investor and absentee owners in over two dozen buildings in Manhattan. Our management service is custom fitted to meet the specific needs of each individual client.

What Are Impact's Management Services?
1.

Maximize the return on each client's investment.

2.

Rental of the apartment.

3.

Screen prospective tenants, including credit and reference checks.

4.

Prepare leases and appropriate riders.

5.

Obtain any necessary Board approvals.

6.

Arrange move-in and move-out for the tenant.

7.

Collect rent and resolution of tenant problems.

8.

Pay bills, including:

     A. mortgage
     B. real estate taxes
     C. common charges
     D. insurance and service contracts
     E. other costs; including painting and repairs

9.

Prepare and inventory of the apartment prior to and after expiration of  lease.

10.

Obtain the appropriate insurance.

11.

Remit net funds to an account of the Owner's choice on a monthly basis.

12.

Send a statement on a monthly and annual basis to the Owner detailing all income and expenses.

How Much Do All These Services Cost?
Our management fee is six (6%) percent of the gross monthly rent with a minimum fee of $75.00 per month. There is no additional charges for postage, telephone, or telefax.
